Liverpool: more than just football and The Beatles
It’s normal to think of London or Manchester as the primary investment opportunities in the UK, so why are there greater number of people looking to Liverpool? Despite the fluctuating market, Liverpool has become a top choice for investment and has witnessed consistent excellent yearly returns, making it one of UK’s most promising and trusted property locations.
For a start, Liverpool is well known for its rich cultural history, especially as the birthplace of The Beatles. Its first dock was opened in 1715 which drove expansion of the city as it thrived as a major port and cruise terminal. In recent years, these docks are undergoing extensive revitalisation to fulfill the demands of prime waterfront properties. With an attractive new look and fantastic waterfront panoramas, flats are often easily leased straight away as demand outstrips supply.
Liverpool is home to 3 outstanding, globally-recognised universities with around 60,000 local and overseas students in total. As students are usually offered university accommodation during their first year only, there are plenty of students regularly searching for a suitable flat and most likely to rent for 2-3 years. As an added bonus to landlords, the universities can also offer help with leasing these flats to students in a convenient, straightforward method.
According to Zoopla and LendInvest, 2015 saw attractive rental yields of 8.8% continue to draw investors to Liverpool which cemented its position as the top area for buy-to-let investment in England. Moreover, with good deals available in the current market, buyers are increasingly purchasing property in Liverpool to leverage rising housing prices. As an added incentive, mortgage interest rates remain low, with 5 year mortgages available at just a touch over 3% per annum.
Landscope Christie’s is proud to showcase the prestigious Kings Dock Mill on February 27th-28th at The Excelsior. The property is located in central Liverpool, close to the Central Business District (CBD) and the Liverpool One shopping centre. Kings Dock Mill offers a mix of high-end, 1, 2 bedroom apartments and townhouses priced at 15% below market value, with units starting at £115,000. The building includes a round-the-clock concierge service, 24-hour CCTV security systems, and a well-designed inner courtyard garden. As an added incentive for our clients, there is also a 7% net rental guarantee for 3 years.
